For the convenience of tenants, Council Tax, all utilities and other charges associated with maintenance of the property including a fortnightly professional clean of the common areas, are managed by the landlord. All associated charges are already included in the advertised room prices..

Smoking, bicycles and pets are not permitted within the property. Storage is available for bicycles and other larger sports equipment in the lockable garden shed.

The initial letting duration for any room is six months. This may be extended by mutual agreement as is defined in the contract of let supplied to all tenants. Shorter durations will not be considered for any room unless specifically mentioned elsewhere on this site.

Although separate tenancy agreements will be required for each tenant this does not preclude a group of like minded individuals, friends or colleagues from individually taking up tenancies in the property at the same time.

Where it may be more sensible (eg in the case of a family) the whole property may be leased at a monthly rent of £2250 excluding Council Tax and other charges which are described elsewhere. In the case of a family it may be more appropriate for Council tax, utilities, and cleaning charges to be handled by the family rather than by the landlord. This option is, however, no longer available currently as individual tenancies have been set up.

A deposit equal to one month's total cost of tenancy is levied.

Bedroom 5: 19'2" x 13'11" (5.84m x 4.24m). Generously proportioned master double bedroom is presented in fresh and neutral tones and offers views overlooking both the front and the rear of the property. Built in wardrobes provide good storage. Laminate wood effect flooring. Room taken.


External:- The driveway provides ample parking for two cars to the front of the property. With care it is possible to accommodate further vehicles. A side gate leads to steps down to the rear garden which is fully enclosed. At the rear of the property there is a mature garden with a large shed, patio area, an area of grass, and a range of trees including conifers, and other plants.
