Introduction
This spacious double upper apartment with HMO licence has four rooms a bathroom and a kitchen on the first floor and three rooms, a kitchen and a shower room on the upper floor. The property is fully furnished, double glazed and centrally heated throughout with radiators in each room.

Details about the Property

The shared accommodation consists of a sitting room, two kitchens (one) (two) and a bathroom. Both kitchens have cookers, microwave ovens, toasters and fridge/freezers. Crockery, cutlery and many other kitchen 'basics' are available. Additionally a washing machine, two vacuum cleaners, two irons and two ironing boards are also provided along with clothes airers in each kitchen and in each bedroom.

Some bedding such as a duvet, pillow, sheet, and duvet cover is supplied.

For the convenience of tenants all utilities are managed by the landlord. Utilities include gas, electricity, telephone calls to UK landlines, unlimited use of the flat's fibre optic broadband and the TV Licence for the sitting room.

This property is not suitable for smokers. Smoking and pets are not permitted anywhere within the property.

The property which is convenient for a number of buses is also within walking distance of King's College and Foresterhill.

Safe storage is also available for bicycles and parking is available and free on the street.

This property is intentionally managed to be a quiet property where tenants can at all time engage in their studies and neighbours are not disturbed. Students wishing to live in such a property with other quiet, respectful, friendly tenants are thus encouraged to apply. Although post-graduate or mature undergraduates are preferred, younger students wishing to have quieter accommodation suitable for study are encouraged to view the property.
