The Cleaner
The cleaning company (two cleaners) come every second Friday at approximately 11am. To facilitate the cleaning process a landlord occasionally has to be on the property to:
supply cleaning materials prior to the start of a clean
meet with the cleaners to discuss what needs to be done
finish some process after the cleaners leave (e.g. a washing in the washing machine)
induct a new cleaner when holiday relief is required for the current cleaner or for reasons of illness
A landlord generally visits the property on completion of the work to check that all areas have been cleaned satisfactorily.
Just before, during, or in the period shortly after the scheduled cleaning times when a landlord attends the property the door bell will be rung to signal arrival and if there is no response within a short time the landlord will enter.
The Window Cleaners
The window cleaner cleans all windows in the house except for those on the roof on an occasional basis. This will normally be on a Friday.
Energy Suppliers
Gas and electricity is currently supplied by IRESCA to whom we provide regular meter readings. The gas meter is on the gable end on the street side of the garden gate. The electricity meter is inside the cupboard in the vestibule. We generally take readings once per month with no fixed day/time. The door bell will generally be rung to signal arrival of a landlord and if there is no response within a short time the landlord will enter the vestibule to take the reading and then leave. Where a tenant is likely to be on shifts the bell will not be rung. An alternative would be for the tenants to agree to email me the readings on a regular basis.
Contractors
Where work is required for any reason on or within the property the contractors are requested to provide specific dates/times but invariably there are time shifts with regard to the work starting and even date shifts for reasons beyond our control. We advise tenants of the date and time but we cannot always guarantee these times especially when jobs require several visits. Some of our preferred contractors have or are given a key to get into the property when work is requested. Prior to work starting it is sometimes necessary to obtain an estimate and/or advise the contractor of work required. This often involves attending the property at a time convenient to the contractor. Under these circumstances it is not always possible to give tenants the normal advance warning. Under these circumstances a landlord will, from time to time, have to attend the ongoing work as requested by the contractor to facilitate progress, to check on progress, and to check on the quality of work done. A landlord also generally visits the property on completion of the work to check that all work has been completed and all areas have been left clean. This may be impossible to schedule accurately. Under these circumstances the door bell will always be rung to signal arrival of a landlord and if there is no response within a short time the landlord will enter.
Individuals Requests for Assistance
If an individual feels that work is required to be done in their personal bedroom or in some other location in the house, a landlord will generally be able to assist within a short time period of the request being made. Under these circumstances it is the responsibility of the tenant requesting help to advise others in the house that a landlord has been requested to undertake some work and as such will be in attendance at a time specified.
The Landlords will always do our best to keep you timeously and otherwise fully apprised of any pertinent house related matter and of anyone who is scheduled to attend the property.
